An extension to fill the void between the existing house and garden wall to become a new light-filled bedroom, ensuite and lobby area, all with enhanced levels of insulation and draught-proofing.
The clients request was to create a ground floor room which could accommodate a sofa bed and desk, to act as a home office and guest room. A shower room and rear-lobby were also requested. The client was also keen to make improvements to the energy loss of the property where possible.
The simple garden wall creates privacy on the corner site, and this has been retained and lengthened to create a modest amount of additional accommodation. Contemporary vertical cedar boarding lifts the elevation to an aluminium cap to provide the required internal space.
The bedroom faces the street with a tall slot window and rooflight, while the shower room is an enlargement of the WC below the stairs to create a space-efficient ‘Jack and Jill’ shower room. The rear lobby has high level windows, glazed French doors and a rooflight to provide lots of natural light, while maintaining high levels of insulation throughout.
A warm flat-roof area with sedum above gives high-performing flat-roof insulation, and can accommodate future PV panel installations.
High-performance air tightness tapes and sealants were used throughout.
